Do I get out of the rental contract immediately with three replacement tenants?
No, that is a widespread misconception. In principle your regular notice period applies, and there is no blanket right to early release in exchange for providing (three) replacement tenants. An exception exists if the contract contains a replacement-tenant clause or you reach an agreement.
When must the landlord release me from the contract early?
Above all if a replacement-tenant clause is agreed, or in special hardship cases, for example a job-related move or need for care, if you provide a solvent, reasonable replacement tenant. Otherwise it stays with the ordinary notice period; an amicable solution is often the fastest way.
