The rent index shows the customary local comparative rent for apartments of similar type, size, fit-out and location. It is the most important tool for placing a rent increase or your own rent in context. Many towns and municipalities publish it online or through the housing office.

A rent increase up to the customary local comparative rent must be justified by the landlord, for example with the rent index, three comparable apartments or an expert report (§ 558a BGB). The qualified rent index carries particular weight here.
With the rent index you can calculate for yourself whether the demanded rent is within range. If it is clearly above, you do not have to agree to an increase without more.

How to spot the scam

  • The rent increase is not justified at all or only in a blanket manner.
  • An outdated rent index or one for a different town is used.
  • The capping limit (at most 20 or 15 percent over three years) is exceeded.
