Botched work: how to report defects and demand rework
The work is defective, the tiles sit crooked or the heating does not run? With a contract for work you have clear rights: first the tradesman may rework it; if that does not succeed, you can reduce the price, hire someone else or withdraw.

What you should do now
- 1
1. Give notice of defects in writing
Describe the defects specifically (ideally with photos) and demand rework. In writing, with proof of receipt.
- 2
2. Set a reasonable deadline
Set a clear deadline for subsequent performance (for example 14 days, depending on the effort). Only afterwards do the further rights apply.
- 3
3. Withhold (part of) the payment
Because of a defect, you may retain a reasonable portion of the payment, as a rule considerably more than the pure cost of fixing the defect.
- 4
4. After the deadline: reduce or hire someone yourself
If nothing happens, you can reduce the price, hire another company (and demand the costs back) or withdraw.
Frequently asked questions
Do I have to let the tradesman rework first?
As a rule yes. The tradesman has a right to a second chance (subsequent performance). Only after a reasonable deadline has passed without success can you reduce, hire someone else or withdraw, unless rework has been finally refused or is unreasonable.
May I cut the bill?
For a defect, you may retain a reasonable portion of the payment until it has been reworked. You may usually refuse payment entirely only for very serious defects.
